  • Renting Is Cheaper, but the Gap Is Shrinking

Las Vegas was one of the metros where several forces moved toward buyers at once, making starter-home math more favorable than a year earlier.
In Las Vegas, starter-home listing prices fell faster than rents over the past year, while avg. weekly earnings also grew, improving the local buy-versus-rent setup.
That combination meant home prices retreated relative to rents at the same time local incomes improved, a setup that increasingly favored prepared Las Vegas buyers.
Las Vegas was not yet labeled a buyer's market. It remained balanced, but a market tracker said conditions were gradually loosening in buyers' favor.
For Las Vegas shoppers, improving conditions did not create the decision to buy, but they could strengthen confidence once savings and readiness were in place.

  • US Existing Home Sales Edge Up

In Early-Q3, US existing-home sales slipped ↓1.7% MoM but still finished ↑0.7% yearly, showing completed transactions held slightly above prior summer's pace.
Median existing-home prices reached $434.1K in Early-Q3, extending a 37-mo streak of yearly gains and giving many homeowners additional equity to monitor.
Inventory ended Early-Q3 at 1.54M homes, ↓1.9% MoM and ↓0.6% yearly, a reminder for buyers to track listings closely in a still-tight market.
Housing affordability improved nationally even as prices rose, suggesting buyers who stay prepared can benefit when value, timing, and available choices start aligning.
Mortgage costs averaged high-6% recently on a 30-yr fixed loan; any rate easing could further support buyers as the summer market continues.

The most recent local residential sales update showed the current median sale price for Las Vegas condominiums and townhomes reached $290K, keeping values elevated.
Existing Las Vegas home prices posted strong appreciation, highlighting how the local market has been shaped by sustained demand and a limited supply backdrop.
Years of in-migration helped support Las Vegas pricing, as more households arrived and competed for available homes across the local housing market.
Tight housing supply and limited developable land also drove the long run climb, keeping inventory constrained while demand continued pressing on Las Vegas prices.
Low pandemic-era mortgage rates added momentum during the growth stretch, giving buyers extra purchasing power and reinforcing the price gains already building.
