  • 🏡 60+ days on market = desperate seller… right?

    🏡 60+ days on market = desperate seller… right?

A Las Vegas home sitting on the market for 60 or more days can look like an invitation to lowball—but that assumption can cost buyers the opportunity. Time on market is only one signal. The seller may be testing pricing, holding firm because of a specific timeline, or waiting for a buyer who appreciates the home’s condition and location. With Las Vegas inventory rising year over year and the median sale price near $449,702, buyers may have more negotiating room—but the strongest strategy is evidence-based. Review comparable sales, competing listings, price changes, repairs, and the seller’s likely motivation before writing an offer. Leverage works best when paired with insight, not assumptions.

  • How Las Vegas home sale prices have increased

How Las Vegas home sale prices have increased

Las Vegas has seen remarkable growth in home prices over the past several years—something I witness firsthand with every client conversation. Since 2016, local home values have more than doubled, with median condo and townhome prices now reaching $290,000. That’s over 150% higher than what we saw for single-family homes in July 2016. What’s fueling this dramatic rise? In-migration, limited housing supply, scarce land, and a stretch of low mortgage rates all play a role. For those thinking about relocating or making a lifestyle move here, understanding these trends is essential. My approach is always about matching you with the right fit for your needs and goals, whether you’re drawn to a bustling neighborhood or a peaceful retreat. When you’re navigating a market shaped by rapid change, having an advisor who puts clarity and strategy first can make all the difference.

  • US Luxury Home Sales Vary Widely

A listings platform reviewed current public luxury sales across major US metros, finding top transactions ranging from $3.7M to $130M across local markets.
The highest recorded sale reached $130M, while other leading transactions landed at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M nationwide.
At the high end, four standout markets still had fifth-place transactions above $10M, showing especially deep luxury pricing compared with other major metros.
One market showed the tightest spread among its five priciest sales, with values running from $24M to $40M in the current period.
This snapshot covered publicly marketed properties from listing systems and could miss private deals; in nondisclosure markets, top figures reflected listing prices instead.

  • New Listings Rise as Buyers Pull Back

Recently, US new listings ↑0.4% and total homes for sale ↑0.5%, pushing both measures to their highest levels since Late-Q1 and Mid-Q2.
At the same time, pending home sales ↓1.1%, reaching their lowest point in 6 mo as buyers faced >$400K median prices nationwide.
Financing costs stayed in the mid-6%, only slightly below a recent peak, and some house hunters waited through economic uncertainty or hoped rates ease.
With inventory building and demand softer, active US buyers may find negotiating room, including price cuts, concessions, rate buydowns, or repairs on longer-listed homes.
An economist said buyers had a window before activity potentially picked up later in Late-Q3, while sellers benefited from pricing correctly from the start.

  • Happy Labor Day!

Labor Day in the United States celebrates the contributions of workers everywhere, while also unofficially marking the final big summer weekend before fall takes over.
It’s known for backyard barbecues, road trips, and that classic tradition of buying things you didn’t know you needed because “it’s on sale.”
Beaches, parks, and grills reach peak activity as everyone tries to squeeze every last drop of summer fun out of the long weekend.
Happy Labor Day! Wishing you a fun, easygoing weekend filled with good vibes, great food, and absolutely no thoughts about Monday.
